Staging a Model Unit for 55+ Apartment Complex - Before & Afters

Synergy Staging was recently asked to stage a model unit in an apartment complex that is targeted for the 55 + community.  This was a new opportunity for us as we haven't staged specifically for this market before.  I remember reading a great blog by Michelle Minch about this demographic and was happy to have a chance to work on this project.

This building is actually part of a very large apartment complex.  They are in the process of remodeling the units as tenants move out.  The workmanship is beautiful with granite countertops, new cabinets, crown molding, fixtures, appliances, etc.   They wanted us to stage the unit they will use as the model so the other units can be rented as they are completed.

Here are some pictures of the before and after results.

The Management company wanted this large room divided up into two spaces.
The two chairs face a picture window overlooking Mt. Hood and the Willamette River.

The light was hung in the center of the room, not over where the table should be placed.  As a result we had to stage the table off center just a bit so there was a large enough walkway between the chairs and counter.  We felt it was more important that the walking area didn't feel cramped than the table being centered under the light.

Absolutely beautiful! I think this would appeal to any age group!

Great work!  In my next life I'm going to be an architect -- I'm so weary of lighting being placed incorrectly!  I would guess that at least 30% of the time it's not centered over the table, but centered in the room . . . you could get me ranting!

David ~ Your staging is just what this model apartment needed so that potential residents would notice the upgraded finishes, great setting & views in this property. I'm ready to move in!  (hmmm ... am I old enough yet? LOL)

Hi David: You did a wonderful job, made good use of the space and made all the rooms look warm and inviting. I believe that the 55+ market is one we stagers should be paying attention to. I think there is a lot of opportunity there. Thanks for the mention:o))

Jared ~ Thanks for the feedback.  Appreciate it.

Shelley ~ Thank you.  We tried to keep our market in mind, but did want it to appeal to everyone!

Margaret ~ It is weird that in a room where you know a table will be the main piece of furniture that the light would be put in the wrong place.  It just makes no sense!  The other units are having two recessed lights, so this won't be an issue.

Maureen ~ You are NOT old enough yet - but I'm glad you'd like to move in!  Thanks for the nice words.

Debbie ~ Thanks for stopping by.  We try for warm and inviting and I'm glad it came across in the pics.

Melissa ~ So nice of you to say that!  Know that I'm a fan of yours too. =)  Really enjoyed your post on how you're staging evolved.  It's great to see our own progression, isn't it?

Konnie ~ Thank you!  The difference a staged home makes is remarkable.

Kathleen ~ Appreciate your thoughts.  Hopefully it helps the units lease quickly.

Debbie ~ Thanks for your nice comments.

Michelle ~ I knew you were starting to pay attention to this market, so I thought of you when we got this project.  Thanks so much for your feedback, as always.

David ~ Very nicely done! The first two pictures wouldn't come up for me, but the rest look great!  Why do they do that with the light fixtures (center them in the room)?  I love the furniture and lay out you did in the bedrooms.

David - I too can't see all the pictures.  Can you try posting them again as I'd love those that I can see and would like to feature the post.

Thanks

Kathy

Kathy P. ~ Thanks.  I've tried something different with the first two pics - so hopefully all can see them now.  I'll never know why some contractors do certain things - it's like they can't imagine living in what they build.

Kathy N. ~ Should be working now.  Would very much appreciate the feature.  Thanks for your feedback.

Very nice job.  How fun and what a great opportunity.  I'm sure they were just thrilled with the result.

Congratulations.

Michele ~ Thanks so much.  We are always trying to improve our photography to avoid flash glares, etc.  Still much to learn, but it's improving.

Chrissie ~ Appreciate it.  It was a great opportunity and we were glad to be able to do a model unit.  It was a new experience.  Thanks.

Lovely staging that should definitely have a big impact on the successful marketing of this project. I recently had the opportunity to stage at a senior complex and you are correct that it is a bit different in how we approach the job. I, too, thought of Michelle as I proceeded as she has had good information that was very useful since this was also my first senior facility project.

Yup, they're all coming thru.  You did a stupendous job, David.

Congratulations.  Your post is being featured in the group Staging Before & After Pictures.

Kathy A ~ Thanks for stopping by and your nice comments.  It was fun to do something a little out of the box, yet try to make it work for everyone.  For instance, we didn't hang a flat screen tv on the wall which we may have done had the target market been younger.  See you soon.

Kathy N ~ Thanks so much Kathy.  Always appreciate your support.

Such a nice job. I know what you mean by the stupid dining room light being in the wrong spot. What is up with that anyway? I always go with the table where it feels best and just make my table set up VERY interesting and keep it low to draw attention away from the awkwardly placed lamp. Great work creating the two seating areas.

Posted by Pangaea Interior Design Home Stager - Redesign - Model Homes (Portland Oregon) about 1 year ago

Pangaea ~ Thank you!  The awkward light placement isn't something we've seen alot, but it's always amazing when we stumble across something like that.  What are people thinking?  This time we went with a nice candle holder instead of place settings, but that is a great suggestion.  See you soon.

Great job.  Looks really nice. I really like all the neutral color.  Especially for 55+

David; one thing I like about your staging of this unit is that it looks like it would appeal to people of all ages, not just the over 55 group. It is timeless and tasteful.

Posted by Peg Prather Vancouver, WA about 1 year ago

Peg ~ I'm glad you find the staging universally appealing.  It was our goal to make certain that the 55+ would be drawn to it without alientating the other markets.  Thanks!
