We recently staged this gorgeous home that was newly constructed in Lake Oswego, Oregon. It has spectacular views with 5 bedrooms, 3.5 baths, 3 car garage, bonus room, media room, wine cellar, and all the bells and whistles. We were thrilled to have the opportunity to stage it.
The biggest challenge we faced was actually getting into the home. The driveway has a steep incline and 90 degree entrance from the street. Then there are three flights of stairs to the front door! Defintely our most difficult and challenging load in to date. Can you say exhausting?
While we were doing a property walk through with the builder we were discussing the benefits of staging a vacant home. Knowing the issues with the driveway he jokingly asked, "Can you stage the driveway?" That was a first! =)

Great job, great house, but those STEPS! I would not be interested in that every day! Does it have an elevator?
That is like getting a $1,000,000 listing, can be exhausting.
Looks like you did a great job inside. Now, the challenge will be to get buyers to climb those awesome stairs to come inside.
David~ Those steps would be a killer! The rooms look great! I don't really have any stories to share, but wanted to comment that you did a great job. You got a lot of great exercise while you were at it too!
OK Dave, beautiful home??? No elevator for $1,300,000.??? Well it looks like that forgot the big whistle the elevator.

Pat ~ Thank you. It's a beautiful home, but definitely has challenges. There is no elevator - ony a dumbwaiter from the garage to the pantry!
Brad ~ The larger the job / listing - the more tiring it can be, that's for sure.
John ~ Thanks! Not only to get buyers to climb those stairs, but there's a flight from the garage as well - so the design is a tougher sell.
David, a wonderful job that you should be very proud of. The living room is especially appealing with the accent colors that you brought in. I hope it has a nice view to offset the negative aspect of the stairs.

Julie ~ I guess if you consider the big whistle the elevator, then it's missing. That aside it's a great space.
Donna ~ Thank you so much. It's rare to have a master with so much room that we could fit a king bed as well as two oversized side tables and not feel cramped. There's also a leather chair in the corner where the picture was taken as well as a large sideboard. Glad you liked it!

Ilyce ~ Thanks for the feedback. You are right that it is not handicap accessible at all. Once your inside the spaces the are large and easily maneuverable, but getting in would prove very difficult.
Kathy ~ Thanks! We are very proud of our work on this project. The views out the front of the house are beautiful. Hopefully the staging will help offset the accessibility and driveway issues.

Gorgeous job David -- and I'm sure quite the workout! We had one job this summer that was one flight up - with a turn and a landing. It was 100 degrees when we moved the furniture in - received an offer -- destaged 97 degrees. Then we got a call that the offer fell through -- restage 90 degrees! I joked with the guys I hired to help move that we only stage when it's over 90 degrees! (I was doing the hard work of placing the furniture - not huffing it up those steps!)
David: We recently staged a similar home. It was very hot and at the end of the day, I had lost 5 lbs. -literally- from trudging up and down the driveway and (only) 2 flights of stairs. The house had an elevator, but it hadn't had its final inspection, so we couldn't use it. I really felt bad for the furniture delivery guys. The builder eventually regraded the driveway so that it was less steep since that seemed to be the only sticking point with several buyers who had seen the house and expressed interest.
BTW - you did a lovely job staging your client's house. I love the colorful pillows and artwork. Very nicely done.
Tania ~ Yes, the additional time and labor was calculated into the Staging fee.
Margaret ~ Thanks so much! Doesn't sound like that was such a fun property either! For the reason you indicated, that's why we always our clients to keep the property staged until the deal is closed. The little amount they save on getting it out early is nowhere near have to re-stage the entire property.
Michelle ~ Trudging up and down the driveway is not easy. We were able to get our truck to the top of the driveway the first day, but on the second it was raining and it was not safe to drive up. I do think the driveway will be a sticking point for this house as well. Thanks for the kind words - I always appreciate your feedback.

Great job and great photos. I had a client that purchase two of those mirrors when I went shopping with him, they were so heavy, I'm afraid they are going to make the wall fall down!

Beautiful work! You must be exhausted, but proud, too, and rightly so!
You use a lot of white (or almost white) items such as the stools, the sofa, loveseat, bedding, and the throw on the chaise. These white items really make the white trim stand out - very nice! I like that chaise and those kitchen stools.
I also love how you removed the glass from the coffee table to take the photo from above, avoiding the glare from the lights and/or daylight. Nice trick - I almost didn't catch it. Almost :)

David, Wow! what a fabulous home and excellent home staging. You did a super job. I love the bar stools in the kitchen...Want them for my own house, where did you find them? Kim
The only story I can share is earlier this year we did a home that, in all, was FIVE (yes, 5) floors - NO elevator....need I say more?
You did a fab job and I love the mirrors over the end tables in the master!

Melissa ~ Thank you! The green chaise is a great piece. We purchased it from a local furniture store in Oregon and it was the last one from the floor. Hope you can find something similar in your area - it's a great piece for this type of room.
