UPDATE - After sitting on the market for 7 months, the home sold 6 weeks after staging and closed on Christmas Eve. Had to de-stage in a snow storm - new blog coming soon!
Here is our most recent staging ---
We were contacted directly by a homeowner whose house had been sitting vacant on the market for months. They had been getting a surprising amount of traffic, but no offers. Not only was the house vacant and off a busy road, but some of the wall colors were not working for potential buyers. How about a mint green kitchen, partially painted living room, and a bright purple bedroom? Their Realtor had already proposed painting the entire house, but the owners could not afford it. We also knew that just staging the property as is was not going to be as successful if at least some of the rooms weren't painted.
After consulting with the sellers, who are out of state, they agreed to have the kitchen painted as well as the living room and guest bath. We knew this was far superior to how it showed before and potential buyers could forgive one purple child's bedroom.
Here are some of the before and after photos:
You can see the mint walls in the dining room and unpainted living room wall in the before photo.
The purple window treatments had to go!
Note the light blue walls in the before picture. They definitely had to be warmed up!
The owners only want to keep the staging for one month, so we are obviously hoping for a quick sale. I'll update this post once we get some news.

David, that is a great transformation, I bet it sells FAST! Very nice work!
Its great you were able to get the homeowners to paint. Its definitely the quickest and least expensive way to get such a wonderful transition. Good luck on a quick sale, it looks wonderful!!
Just Brilliant! I can not see this home lasting long if it is price right. Attention and details pay off. The pictures really show the difference.
Well done David! Obviously a big difference.
Wow! Love it. It looks great. Hopefully it will sell.
Pretty impressive. It does make a huge difference in presentation!
What a gorgeous home after staging! A great example of turning BLAH to AHH! I'm sure if the listing is competitive, it won't on the market for long!
David ~ Lovely job! I love the basket on the vanity in the bathroom and the mirror over the fireplace. Nicely done!
David - You did a great job on this one! I love the color choices. Here's wishing you a quick sale!
Robyn ~ Thanks - we're certainly hoping it does!
Lisa ~ Thank you - we seem to be running across more and more jobs where we need to have the owners paint before we stage. They don't realize that the colors they like aren't appealing to most buyers!
Timothy ~ It is priced right - and it's the details that pay off. You are right. Thanks.
Matthew & Carol ~ Appreciate the kind words.
Gary ~ And isn't presentation key in selling a home - especially in todays market!
Cindy ~ Thanks. I like the blah ahh - it certainly fits this listing.
Kathy ~ Mirrors are one of our favorite things to use to bring more light into space and open them open.
Wanda ~ Thank you. The colors certainly warmed up the space which was desperately needed.
David, paint really transformed this home. You were right - the blue had to go! I think the office is my favorite. It is simple, clean and neutral without being boring. Good job!
David, beautiful work as usual. The bathroom shows a wonderful transformation.
David -- this is great work and wonderful color choices -- it does make all the difference -- and I love the bathroom especially.
Kathy ~ It's amazing what coat of paint can do for a room. I'm glad you liked the office. Thanks!
Jill & Margaret ~ Thanks so much. Bathrooms are always my favorite rooms - just the simplest touches can make them shine.
Wow, what a big difference in the appearance after staging.
Love changing the blue bathroom to warm it up. Great choice.
You got the wow effect! Do let us know about that quick sale......
Wow...looks great! It looks sooo much better. Do you rent the furniture to the seller by the month? How do you store all your extra staging stuff? my garage is filling up!
David, it's amazing what a transformation a space can take with such little furniture. Just the right pieces make the difference. This is beautiful. Thanks,
Later in the rain~Deb
Wow. Night and Day.
Perfect example of the value of staging, paint, and quality photography. One only has to ask themselves, "Which home would I rather see?" to justify the expense. I often hear that I can't afford to stage or paint. The question that needs to come next is really, "Can you afford not to? Can you afford to have your home sit on the market vacant for the months it may take to sell at this rate?"
Nice job. I'll be linking to this.
Well done! Very professional and very sellable.
It looks great! I wish more sellers would stage their homes.

Bright purple bedrooms never seem to work for buyers -- duh! You did a great job. All the best.
Wow! What a difference!
Great job! Staging is key especially in a slow market!
Dreary, dated property ========>> Beautiful Home!!!
Congratulations on the Powerful, Memorable Transformation!
Good job on your staging. You may also want to consider renting furniture. It's not that expensive, and the furniture rental places have package prices. They normally want a contract for 3 months.
I am a total believer in staging, and have started collecting a few pieces for this purpose. Most recently, I even staged a fixer which happily, is under contract after one wwek. Hallelujah!
Beautiful work David! What a beautiful window you revealed by removing the purple curtains. Glad you were able to convince them to paint.
I'm a big believer in staging and your before and after pictures are confirmation of what a great difference it makes.
The master bedroom photographs so nicely......what a super job you did for those sellers.
WOW! I am sure you should get a few more nibbles and hopefully a bit with this amount of work. It looks awesome!
This must be the week for painting Yuk, that reminds me of what I told my wife I'd be doing while she was on vacation. Great job though mine won't turn out that way.
Richard ~ Staging makes all difference!
Linda ~ It was the first thing you saw at the top of the entry - we just couldn't leave it blue!
Debi ~ Thanks. There is an Open House this weekend. We'll see what happens. This market is very unpredicatble.
Pat ~ All our furniture is rented by the month. When your garage fills up (like ours did over one year ago) it is time to get a small storage space... then a bigger one... then a warehouse... it never stops once it starts! =)
Deb ~ Keeping everything uncluttered and placing all items to accent the space and home is what buyers want to see - even though they don't usually know that.
Linsey ~ Thanks so much and you are right on. The investment in staging and minor cosmetic work like painting is always less than a price reduction, and typically results in a quicker sale.
Sassy ~ Thanks!
Robert ~ We wish all sellers would stage their homes. It should always be the last thing a seller does before pictures and an Open House. Just like we can't imagine buying a home without an inspection, staging should be on everyone's list.
Bob & Thomas ~ Thank you!
Jean ~ You are right. More than ever sellers need to do whatever they can to make their properties stand out from everything else that is on the market. You just can't afford to not have every edge in this tough market.
Laurie ~ I appreciate your kind words. Best to you!
Pacita ~ Thanks for sharing your before & after and congrats on a quick contract. We actually own all of our own furniture and decor. This way we can offer our clients more flexibility and design our projects around the look we want and not only what a rental company may have in their showroom. In addition the sellers aren't tied into three month minimum contracts. Good luck closing your property.
Michelle ~ Sometimes window treatments are appropriate, other times the windows need to be opened up and shown. It really opened up the room. And we're glad we convinced them to paint as well! Thanks!
Colleen & Diane ~ Thank you!
Cat ~ Thanks - we're keeping our fingers crossed!
Charles ~ Hope you have fun painting while your wife is away! Don't forget to have some fun too!!! =)
great job. It is amazing what paint , carpet steam cleaning, and good staging can do to transform a home over night
Nice job! I love the before and after photos. I live in a resort community where there are no two homes alike (except for a few new condos) and we run into listings that have not been updated since the 70's. (one in particular should have been a 70's museum...) Updated colors, not to mention the smell of fresh paint is a wonderful thing.

Good work! What a difference a good eye makes when it comes to drawing you into the space. I love the vase in the bathroom draws the eye up. Good luck, hope it sells quickly.
Great job on the staging and convincing the sellers to let you do it. That can be the biggest hurdle! I'm betting it sells quickly. Is the listing agent going to encourage everyone who has shown it whose clients are still looking, to show it again?
James ~ Thanks - paint and staging really can transform a property!
Lisa ~ In this market those 70's style updates will have a very hard time selling if they get listed as is.
Judy ~ Thanks! A lovely piece on a vanity always helps a bathroom show well.
Heather ~ The Realtor will certainly follow up with the previous clients. It's sometimes hard to get sellers to understand how much their investment will pay off - and while we cannot guarantee a quick sale - the staging and property touch ups greatly increase the likelihood of a successful sale.
I love the rug and your bedding!! Very nice work David-staged to sell!!!
Cathy ~ Thanks! And the great thing about the bedding is that it's reversable with brown background and white leaves. This one purchase gives us several bedroom options.
LOVE IT!! You did a wonderful job ~ Congrats!
Tosha ~ Thank you. It's always great to have a satisfied customer - and to be able to share it here as well.
