We recently received a call from one of our favorite Realtors who had a new listing that needed help. I say she is one of our favorite Realtors because every house we have staged for her has sold in one to two weeks!
The house, built in 1908, was a charming Portland home. It was occupied, so we provided a Consultation Report to start, and after the homeowner did (most of) what was suggested - you know how that goes! - we followed up with staging the property using much of her furniture in addition to our art and decor.
There were a few issues including pet smells and worse yet, the master bedroom was being rented out. The tenant was very messy and we were not permitted to stage this room. We as stagers always like a good challenge, right?
The Realtor and homeowner were thrilled with the results, but as an older home it still needed the right buyer. We were ecstatic when we were called only two weeks later to de-stage the property as it had sold at full price! We know staging works, but it's always encouraging to have our clients reminded and see the pay off.
Here are some of the before and after photos:
The flow of the bottom level was being disrupted by the placement of the dining room table
Note the black ceiling in the before picture. It definitely had to go!
One of my favorite features in this home were the custom window treatments throughout. We typically only provide window treatments if there is already hardware in place. We are fortunate that Nik has a background in costume design as well, so anytime we need a custom window treatment he can always make it. You can see a picture of some curtains in the bedroom photo above. And here's an interesting fact - every window treatment that he has made has been sold to the new homeowners! A win win for everyone.

David, You did a great job reworking what they had. Eclectic is certainly the right word. You made it work and flow throughout the home. Thank you for painting the black ceiling!!! I especially like the before/after shot of the last photo - it went from feeling dated and cluttered to fresh, light and current. Great work!
You did a beautiful job. Congratulations on a quick sale. It always reassures your hard work when a quick sale happens. It looks so much brighter and cleaner in the after pictures. Great job.
David - what a difference your staging made to each of the rooms! And that's wonderful that it sold so quickly.
Congratulations. Your post is being featured in the group; Staging Before & After Pictures.

David- It looks great! Congrats on your success with the property! I loved the last room the best :)
David, what a fabulous job! You brought the entire house to a new level. Congrats on the quick sale also.
David,
Congratulations on this quick sale! Your staging is work is great and your curtains... simply beautiful!
Michele ~ It definitely was a bit eclectic which is something we always enjoy. And yes - who can live with a black ceiling!
Chrissie ~ Thanks - those quick sales don't always happen - so it's nice when they do!
Kathy ~ Thanks for featuring the post - I really appreciate it!
Wendy and Tanya ~ Thanks for the good words.
Michelle ~ Thanks for commenting and glad you liked the staging.
Hi David, Good post. Congrats for the good job. Keep posting best.
Best - Sash
Very good work David! I'ts nice to see your work since there are only a few men here on AR who do post B&A.
Keep them coming and keep up the good work!
Sasha~ Thanks for stopping by. I'll be blogging more later today.
Dane ~ I appreciate your comments. Your work is very good as well. I'll be posting more B&A and will try to get the 'men quotient' up =)
David ~ This occupied home really needed your help, and you and Nik delivered in spades! What a great transformation ... it's easy to see why it sold so quickly. Nik's talent with the window coverings is amazing.
It is always good to see an interesting before and after. That was a good call on painting the black ceiling:-) I also liked the picture placements. Thanks for sharing. Good job!
Maureen ~ How nice to hear from you! =) Thanks for the nice words. And it was great talking to you last night! See you soon.
Vicki ~ Thanks! That black ceiling just couldn't stay. We painted it ourselves in order to make the room feel right - otherwise it wouldn't have happened!
The property obviously has good 'bones'..and you featured them very effectively. Great work!
Wendy Casey - Surrey, BC
Excellent staging! Your photos are fabulous as well! What kind of camera do you use?
Wendy ~ Thanks for the good words. It was a great property that just needed some help to show well.
Kristina ~ Thanks! We use a Kodak EZ Share PA-80 that has a wide angle lens built in. It was the widest angle lens we could find without getting into detachable lenses, although that will be our next upgrade some time soon.
David, a great example of occupied home staging! What a difference simple things like rug and furniture placement makes.
