Synergy Staging - Portland Home Staging Blog

Home Staging Bank Owned Properties is a Win-Win

Do you ever wonder what separates a house that sells quickly from one that lingers on the market?

There many factors to take into consideration such as location, price, condition, presentation, home staging, and on and on. However, even with the multitude of answers to this question, there are important steps a seller can take to ensure the best possible chance at selling their home quickly and for top dollar. One of the key factors in selling quickly in the current marketplace is home staging.

Synergy Staging has provided home staging for newly constructed bank owned homes in a wonderful development just outside Portland in West Linn. Every new home that has been staged, without fail, has sold within 2 weeks of staging!

An interesting point is that all homes are listed when construction begins. Before we started staging, the homes would be shown vacant without the same success. Several homes we later staged had been shown empty for up to one month with no interest. Once the homes were staged, interest immediately picked up.

New homes are beautiful, but that alone is not always enough to ensure a sale. There is no doubt that adding home staging to the equation was a primary factor in generating interest and selling the properties.

Here is one property from the development that recently sold at the very first Open House:

Bank owned properties need to appeal to buyers.  It's good to know there are smart people working in banks, who know where to invest to get a good return.  Home staging is one of those smart investments.  Good work!

Staging sure warms those empty rooms up.  The staging is gorgeous, by the way.

Michelle ~ We are thrilled that banks are beginning to understand the value of staging and that it is helping their properties sell quicker.

Beverly ~ Thank you. Empty rooms stand no chance in comparison to staged ones!

Kathy ~ Thank yer! Appreciate your comments.

David, your designs are always "top notch". Love the simple, clean lines and just the right amount of elegance...... I am trying to get in with the banks..... not so easy.

In a word, "WOW!" It's easy to understand how this sold at the first open house. There's absolutely no comparison. Your staging made it super warm and inviting.

I, too, am thrilled that banks are beginning to understand the value of staging. And... if we could only send these before and after pictures to every bank, they would understand exactly.

Congratulations. Your home staging is being featured in the group Staging Before and After Pictures.

Hi David--no question why these homes are selling so quickly.  Your staging, as always is phenomenal.  What buyer wouldn't want to live in these spaces?

HI David, your staging certainly warms up the home and makes it appealing. It would be like trying to have a christmas tree with out all the trimmings. You could still put your presents under the tree, it would still  be  Christmas. It just looks a whole lot more inviting when the tree is trimmed. Can you tell that I'm excited that it is only 4 months until Christmas! My thoughts are drifting to Christmas decor already.

Quantifiable evidence that your staging makes the difference in whether it sells or not, I love it! How could it not either? Your staging is beautiful David!  And regardless of WHEN it is done, staging still can make the difference between unsold or sold.

David -- Great staging in this home, as always!  We are happy that banks here in Portland are catching on to the powerful benefits of staging their foreclosed properties -- it always helps them to sell faster!

Breath taking staging, David!  You must get a lot of design work!

Teri ~ Thanks. Getting with a bank is not the easiest task, but once you can partner with one who understands the value staging brings, the partnership will be long term. Good luck.

Kathy ~ Thanks for your cmoments and for the feature. Much appreciated. The more we can get these results out there the more we can hopefully spread the word!

Janet ~ I'd live there! =) The quick sales are a testament to a great team - beautiful home, staged well, priced right, marketed effectively.

Michelle ~ You're scaring me - it's only August! =) But your Christmas analogy is a great one.

Karen ~ Thank you! And you are right that no matter when it is done, the benefits are there. Of course we just know it is better to do it as soon as the home is ready to be put on the market to get the initial impact of a new listing.

Maureen ~ We're both fortunate to have great bank partners, and the results they are seeing has to be satisfying for them!

Julia ~ Thanks! We actually prefer staging to design at this point, but we'll see if that changes in the future! =)

David- I did a large bank owned earlier this year and actually got a call from the Buyer's Agent.  She'd seen the home before staging and after it was staged and couldn't believe it.  and her buyer ended up writing a contract on it.

It is easy to see why there is an interest after it is staged.

Beautiful staging, David! The vacant bones of the property look good, but your staging makes everything look exceptional, elegant and classy. You made the property a "must have" buyer's dream. Great job!

Kathy ~ Your story goes to show again the power of staging and how difficult it is to imagine the potential of a vacant property.

Debra ~ Thank you!

Cathy ~ Always nice to see you here. Thanks!

Phil ~ Staging does make a huge difference. The more that Realtors encourage it the better for everyone!

Tim ~ Interest always picks up after a home is staged. There is no denying that statistic!

Birgit ~ Thank you! Exactly the point that even with great vacant bones (new construction) staging elevates it to another level and gets the sale. We wouldn't have this consistent work if the owners didn't see the value in it.

Great post David. Now if we can only get the banks to stage those forclosure homes. Thanks,

Diana ~ Thank you! It's certainly been a busy few months. Hope you are doing well.

Wendy ~ It's always great news when a property sells quickly, especially in this current market.

Chris ~ Some banks are staging foreclosure homes. We are working with one currently that stages most of their properties. It is a smart move that hopefully more banks will follow!
