No, this is not one of those posts about using digital imagery to stage your house. That is an entirely different topic! Nor is this a post about looking at pictures from a client and staging long distance with recommendations.
This is a post about our first job where we never met or spoke with our client until after the job was complete. What an interesting time we live in, where we can stage a house without ever interacting with our client.
We received an email inquiring about a proposal. We then went to view the property and entered via a lockbox. We sent our proposal via email. The bid was accepted, still without speaking to our client. We then staged the house. Ultimately I spoke with the client after we had completed the job to let her know that her home was staged and ready for the Open House.
This is a bungalow built in 1926 with some recent updates. Here are some before and after pictures of this charming home.

It is amazing that you can do this without meeting in person. I've sold one custom home to an out of state buyer. They picked the lot from the online map. The floorplan from those online and did the finishes by email. They didn't see the neighborhood or home until it was complete.
David...you're too modest. Let's face it, your work speaks for itself. I'm sure they saw your work in other photos, etc. and knew they were in great hands. What a wonderful position to be in...("20 more of these clients, please"!) Once again, another fantastic look!
David ~ Great staging of this home, and YES this happens to my company too. I've had quite a few clients who found me online and hired me by email, signed their contracts by email, etc.
However our clients find their stagers, isn't it wonderful that we live in a time when technology helps the "paperwork" flow so smoothly? I've even had clients that I've never actually spoken to ... all by email even after the home is sold. Most of them have moved out of the area and just need to get the job done. Glad you and Nik have had a similar good experience! As David said above, we'd all be happy with more clients like these!

Beautiful staging work. I have done several transactions by email only - still not used to it. One listing by email and then we discussed everything by text. I had to learn how to text for that one -:) I am better at it now.

David - Great job on staging this property. You made it look amazing. I've had several out of state investors find me online, have staged several of their properties, we talk on the phone, I stage the property and send them photos of my work, and they pay me. They're very happy with what we're doing for them and we're very grateful to have the opportunity to work with them. It's definitely a different world, but it works.
David- what a difference and thank you internet-email-digital age! Much as I like talking to people and that includes our clients, sometimes it's easier to work via email rather trying to play phone tag.
I'm doing two of these types of stagings this week. The home owners live out of state (one set in Texas and the other in California). It's likely we'll never meet face-to-face.

Very nice work and I love how you created an office/lounge from what was probably a bedroom. Even if the buyers need that as a bedroom, the chaise hints at that anyway. Meanwhile your design gives the added value of an office space. Love the cream and light aqua in the living room too - yummy and very inviting space.

Maureen ~ You're right that we are happy to have clients, no matter how we find them. I just can't imagine what this job would have looked like 15 years ago - no email, no digital photography, no websites. It's crazy to think about...

Sally ~ I would have thought this was a phantom client had we not finally talked on the phone after the staging was complete. Never heard the chaise called a 'fainting' couch. Cute!
Julie ~ You bring up a good point that our clients who proceed this way also have to have a lot of trust - allowing someone to come in and stage their home without ever having met. This shows how important our online presence and ability to communicate via email has become.

Liz ~ We never have to worry about payment as we never start a job prior to receiving the first month staging investment. If you take credit cards this makes processing very easy prior to beginning the project.

David ~ You made this bungalow quite elegant, enhancing the architectural details beautifully! There is no doubt that buyers will connect with it. It's not hard to believe at all that Sellers would hire you just from your online appearance. I love those brown pillows with the similar pattern on the brown rug and the splash of turquoise throughout the room.
I have never had a seller hire me this way, but I do have a builder that I work for in this manner. It is wonderful to e-mail things that need to be addressed, then magically when I get to the house ~ everything is ready for me! Sure makes staging go quickly and smoothly!
