I saw a great You Tube video today from a best selling author and Keller Williams agent that so simply explains the two key factors in what determines whether a home has the potential to sell. As we often say, price and presentation (condition) are the two essential components to a successful sale.
First, your home must be priced appropriate to your neighborhood. Second, your home must be presented as well as possible. This is where home staging places a key role. There is an abundance of inventory on the housing market right now to miss this second step. If your home is not move in ready and looking as best as possible, you are greatly diminishing your chances for a quick sale.

Well, this is simple. And, yet so many sellers simply don't get it. We have had to readjust our expectations with several sellers recently. They are not going to be "in the market" because they do not want to lose equity or worse.
David.....isn't this a GREAT video! It really sums up the pricing & presentation discussion.....I've seen several posting with this video this week and hope that many many realtors see it and use it in discussions with sellers!!!!!
This is an amazing video which I am passing on to several people whose homes are not selling.
David - great find! This sums up what is happening in our market. Unfortunately, there are underwater homes that fall in out of the market at no fault to the seller.
