Every year in Portland the Home Builders Association presents the Ultimate Open House New Home Tour designed for homeowners interested in new construction. This year our staging company staged one of the featured homes on the tour. A small percentage of homes on the tour are staged, but more were staged this year than in previous years which is an encouraging sign. Making a new home look it's absolute best by helping buyers visualize how they can live in the home helps a property stand apart from others on the market.
Here was the challenge -- the home looked like this ten days before we were scheduled to stage it! No flooring, counters, lights, tile, and the list went on!
Everything had to go exactly as scheduled in order to pull it off. We had confidence in our clients as they are wonderful builders and guaranteed it would be ready. The cleaners were coming in on Thursday and Friday. We were given access on Friday at 2:00 p.m. and the Open House Tour started Saturday morning at 10:00 a.m. There was no room for error!
Here are some before and after photos:

Needless to say, everything went perfect and was finished on time. Now we are hoping for a quick sale! For additional before and after photos please see our Staging Portfolio.
Here are a few more larger photos of the finished staging:

David,
Congrats to you and your team for a job well done. How exciting to have had the opportunity to get that type of exposure. Best of luck for a speedy sale.
Beautiful work David! Glad to hear that more of the Ultimate Tour homes were staged. House #49 which is in my neighborhood was shown vacant.
Maybe next year!
No room for errors - and certainly NONE made. Beautiful work David. I can relate to the time crunch. One parade year construction was behind schedule as well and we were staging right up until the doors opened. No one would ever know you were under such time constraints - it looks great!
David,
As always your Staging is Stunning! What a wonderful opportunity to Stage a New Home on a Open House Tour. I don't see how any buyer could resist it. It's really beautiful...I just love the Master Bedroom!!!
I love the transitional photos. And the sense of adventure...will they finish in time??? Beautiful work!
David - you're at it again... turning houses into beautiful homes.
Congratulations. Your home staging is being featured in the group Staging Before and After Pictures.
Kathy
Awesome job, as always. Congrats on getting the opportunity to stage a model home.
David: It's obvious from your beautiful work that pressure does not impede your talent. Great work!
David, what a nail biter! This new build looks so gorgeous now that it's staged. I love the symmetry Synergy added to the fireplace, and the playfulness of the coffee table with the cubes, and one cube being used. Delightful.
Don't you love the adrenaline rush? Bedroom looks fab! Julie
Very beautiful staging job David! I love when builders turn their lack of scheduling into our nightmare. But you got it done, and with style. Congratulations.
Hi David, Very nice work! I especially love the serene master bedroom.
David -- those deadlines are challenging, to say the least! Glad to hear that your home was ready in time for the tour. I'm sure the buyers appreciated being in a professionally-staged home.
David,
Your work is always so professional and beautiful. I know it will sell fast in large part because of the beauty you added to it. Great job.
David....it looks beautiful!! GREAT job and sometimes under pressure makes for a spectacular outcome!!
David - wonderful staging, as usual. I love your colorful pillows and coffee table. They really liven up a space.
PS. Great seeing you and Nik yesterday. Hope we can do it again soon!
David you did a great job. The house is beautiful. Whenever it sells it is certainly the staging that will make the difference. Who wouldn't want to live there.
Sounds like a great project. 10 days to plan....6 (?) hours to stage the home (with the overnight as a buffer in case things go wrong LOL). I am sure it was lots of fun.
Well done.
David - fantastic staging job! I find that some of our best stages come when we're under time constraints - I'm not sure if anyone else feels that way. We always work best under pressure!
David - Beautiful work, and nice images as well. Bravo!
David - the results are beautiful! Congratulations.
Trisha ~ Thanks. It was great to be able to stage a home on the tour.
Kate ~ I agree. Hopefully more and more new construction homes will be staged. However, the builders also are looking for pre-sales, which would mean that no staging would be necessary if they build to suit. There are still plenty of opportunities to be found!
Michele ~ Thank you. Meeting the expectation of our clients is certainly rewarding, and keeps us on our toes in these situations!
Linda ~ Appreciate your comments. Hopefully there is a buyer out there that can't resist it! We tried to keep the master simple and elegant. Glad you liked it!
Nancy ~ Thanks for your comments. It's interesting to see a house trasform from construction to staged isn't it?
Kathy ~ We appreciate the feature. Thanks for your support and encouraging words.
Mary Lou ~ Thank you!
Debra ~ The pressure can be a rush. Luckily they delivered the house in the exact time frame the promised.
Sally ~ We actually debated about removing the ottoman from it's setting and using it. Glad you liked it. And the design above the fireplace was something different for us - a change from the standard mirror or large art above the fireplace. Thanks for your comments.
Julie ~ Yes and thank you!
Michelle ~ In this case we were actually given the option to stage it the next week, but we wanted to ensure the house showed it's best for the entire tour and not just one weekend. Thanks!
Diana ~ It's not too often that we get to stage with a king. Appreciate your comments.
Maureen ~ We all know the benefits of showing a staged house versus a vacant house. Making sure the potential buyers on the tour got to see it staged was important to us.
Chrissie ~ Thanks for the kind words.
Kathy ~ It certainly feels like there is more on the line when it's for a specific tour and the time frame is so tight. Thanks for your feedback.
Kathy A. ~ It was great seeing you as well. Let's make sure to do it more often. Glad you liked the colorful pillows - we tried several different options before settling on that look.
Michelle ~ We hope it sells quickly as well. It was a great project that we enjoyed doing.
Heather ~ I don't know that we necessarily work best under pressure, but working under pressure can pull out our best.
Andrew ~ Thank you! Always appreciate your comments.
Maria ~ Thanks.
David -- I'm sure you'll have a quick sale with this one -- really, really superb staging! Congratulations on a great job and finishing on time.
