Top 10 Home Staging Success Stories of 2009 - #4

The beginning of each new year always feels like an appropriate time to reflect on the previous 12 months while looking forward to what the next 12 may bring.  This year we at Synergy Staging decided to assemble our list of Top 10 Home Staging Success Stories for 2009.  While we had a variety of projects, both home staging and design, we'll limit this list to those that sold quickly or had particular challenges to overcome.   In re-visiting these projects we hope to share some valuable staging tips that will help others as well.

NUMBER 4
Single Family Home, Portland, OR

This classic home with original woodwork and beautiful details needed to be staged to brighten it up and make it feel inviting.  We had to work with a minimal budget, so were only able to stage the living room, dining room, and kitchen.  In addition, there was no budget to do the painting that it needed, so we had to work with the dark wall colors that were in the living room.  As stagers we can make all the recommendations we want, but at the end of the day, an owners budget will dictate what they can do.  Here is an example of successfully working with specific and dark wall colors that may not appeal to most buyers.

To contrast the dark room, we staged with light furnishings throughout and used the rug to tie in the wall colors.  The staging brought some much needed life to the room and it became an inviting space that greeted buyers as they walked in the front door.

Another view of the living room.  We added a mirror above the fireplace to reflect more light throughout the room.

The dining room felt larger and much warmer once it was staged.  Another mirror was added here and light colored chairs with an open back  which also helped the dark space feel more open.

It was clear to the Realtor that without professional staging the house wasn't going to appeal to buyers and achieve the quick sale the owners needed.  A full price offer was accepted only 2 weeks after being listed.

The light furnishings really worked here, and worked well. Frankly, all homes need to be staged, so the [light colored] furnishings didn't add to the budget, where painting would have.

Did they seriously paint the dining ceiling dark purple?!!!  Yes, great choice with the lighter furnishings, and I also really like how the living room rug ties it all together, too.  Having so much fun - don't want this series to end.

Vickie ~ We agree that all homes should be staged, whether occupied or vacant.

Sally ~ Yes, the dining room ceiling was also painted the same burgundy.  Glad you liked the rug!  Thanks again for your comments.

David....Love how you used White to make the room fresh, bright and light.  And that rug was the icing on this cake!  GREAT way to show off the space!

Great example! Boldly colored walls are always improved by art and accessories that expand the color palette and tie in to the walls ... even when it's a wall color you like!

I am always telling sellers of vacants with "bold" color that staging will pull it all together but vacant and bold is too overwhelming for nuyers...we show them how color works! Nice job!!!

David -- I have really been enjoying your series!  thx -- it is great marketing for both you and for the value of staging!

This home came out super nice! Despite the fact that the budget didn't support painting this room, you sure made it look incredible.

Congratulations. Your home staging is being featured in the group Staging Before and After Pictures.

Beautiful work!  This space is so warm and inviting...Great place to curl up with a book on a rainy Portland day!!

Kathy ~ Thanks for your comments.  When we placed the rug is just tied the whole room together.

Pangaea ~ Bold colored walls can certainly work, but must be paired with the right furnishings and decor to appeal to the largest number of potential buyers.  Thanks for stopping by.

Valerie ~ Bold and specific colors in a vacant property make for a much tougher sell.  Staging is so important in these cases.  Thanks!  That header is actually one year old - I should probably update it! =)

Karen ~ Glad you're enjoying the series.  One of the goals was definitely to show the value of staging.  Thanks!

Kathy ~ Thanks for your comments *and* the feature!  We have clients that can't do all of our recommendations so it's our job to work with what we have.  We were pleased this one had such a quick sale.

Peggy ~ Thank you!

Ryan ~ Obviously someone else agreed that wanted to move right in!  Appreciate your comments.
