The beginning of each new year always feels like an appropriate time to reflect on the previous 12 months while looking forward to what the next 12 may bring. This year we at Synergy Staging decided to assemble our list of Top 10 Home Staging Success Stories for 2009. While we had a variety of projects, both home staging and design, we'll limit this list to those that sold quickly or had particular challenges to overcome. In re-visiting these projects we hope to share some valuable staging tips that will help others as well.
NUMBER 7
Single Family Home, Portland, OR
This charming Cape Cod home in the beautiful Laurelhurst neighborhood needed just the right look to help it stand out from the others in the area.

The owners rug completely covered the hardwood floors and made the room feel smaller. By removing the rug and using a dining set that picked up the warmth of the wall color the room instantly felt bigger and inviting.

We removed the owners rug and used the one from the dining room. Arranging the room to feature the fireplace as well as having a sitting area by the front window brought a cozy feel to a room that seemed a bit cold before.

The upstairs master bedroom was large and uniquely laid out. The chair was positioned toward the beautiful view and wam colors were used to make the room feel like a serene retreat.
The bedroom picture was shot from this nook that seemed too small to be useful. With the addition of a small desk and chair the space became an added feature in the bedroom that buyers loved.
Staging the main rooms and master bedroom brought a sense of elegance and emotion that potential buyers were attracted to. A full price offer was accepted only 29 days after going on the market.

Hi David, Masterful furniture placement on this staging. You made all the right calls here: removing the dining room rug, creating a workspace in the seemingly wasted space of a niche, and showing buyers how to arrange furniture in a master bedroom with lots of ceiling angles. Hi David, It's funny how the dining room carpet seemed so busy in the dining room, and yet works beautifully in the living room. Bringing in the red accents just ties everything together. Good call on the carpet switch. I think Diana above said it all - the nook as a workspace is truly masterful. Looking forward to #6! You inspire me.
Great job of showing potential buyers that the niche can actually work for them. Most people would just ask "What am I going to do with that spot?" Again...great job!

Diana ~ Appreciate it! Those ceiling angles always post a problem - but even more so if buyers are looking at them vacant. These types of room must be professionally staged so no one is left to wonder.
Sally ~ Thanks for the kind words. It was interesting when we put the rug in the living room it did seem to tone down, plus much of it was covered by the couch which helped! We like using red accents when we can.

I think you have the bull by the horns. A vacant home is greatly appreciated by those who can't see beyond the owners' or current occupants' furniture. The right furniture in the right place adds character.
Great job as we all need a little reminder occasionally.

Luis ~ A professionally staged home will always appeal more to buyers as most cannot envision what to do in an empty space. It also shows that more care went into the sale of the home with a feel that buyers can connect to.
Kathy ~ It's always tempting to use all the nice things that owners leave behind - but we must be objective in knowing what works and what doesn't. In this case, moving one rug and removing the other worked out great.
David, I love the living room. I could move right in.
