Staging a Newly Constructed 4 Bedroom Home - Before & Afters

Synergy Staging recently staged this beautiful newly constructed 4 bedroom home in Tigard, Oregon.  The property is on a street filled with new houses and the Realtors knew that staging the property would help it stand out from the numerous others in the neighborhood.

One thing we discovered while staging the home was that the living room light in the ceiling fan didn't work.  The room was quite dark and without that light it felt gloomy.  We make it habit to keep a large supply of light bulbs in our staging supplies.  Not just standard bulbs, but many shapes, sizes, and wattages.  This particular light took small 40 watt candelabra lightbulbs which we had on hand.  Wouldn't you know - it was one of the first things that the Realtor noticed when he saw the staging and he was very appreciative that the light was now working.  It's sometimes the simplest things that go the longest way in lasting impressions.

Here are some before and after photos:

David, Those are really great before and after photos on new construction. Ahhh....the warmth the staging brought in...it went from house to home!

Great jobe David!  Love what you did with the window nook/dormer.  So much more inviting and usable. Lightbulbs... such a staging accessory.  I had one client who had 40 watt lightbulbs everywhere and I just couldn't get enough light in there.  Upping the wattage made a huge difference.  Sounds like the Realtor zoomed right in on this small but important factor in staging.

David,

As usual your work is OUTSTANDING!!!  Congratulations on thinking area with the light bulbs.  It reminds me of the movie the "Wedding Planner" where she pulls everything needed out of her pocket or hip bag.  In this case it really paid off to be prepared.  Great job!!!

Hi David,

I bet this really stands out from the competition. In dreary old Seattle burnt out light bulbs are even more noticeable.

Your staging, David, really puts the room into perspective. For example, the eat-in kitchen was difficult to read when it was left vacant. I could barely envision stools and a table with chairs fitting there.  With your staging, it's obvious AND it warms up the space.

Congratulations. Your home staging is being featured in the group Staging Before & After Pictures.

David -- you and Nik did a nice job with this one.  Isn't it amazing how much difference some well-placed furniture and a few light bulbs can make?

David,  This is just one more example of how staging transforms.  This home was unremarkable in any way.  Your staging gave it warmth a much more memorable presentation.  This is so important when there are other new homes standing empty on the block.

Way to set your listing apart!

Jane ~ Thanks.  It's always rewarding to see the transformation from vacant to staged.

Leanne ~ Lighting can make make or break the way a room looks, even if it is staged well.

Linda ~ As stagers we try to be prepared for whatever may come up in a property.  We can't have everything with us, but must have a reasonable stash of supplies.  Thanks for the feedback.

Susan ~ The weather in the Northwest this time of year makes lighting even more important since the sun starts to fade around 4:00 p.m.

Kathy ~ Thanks for your feedback and the feature.  The eating area really did come to life once staged.

Maureen ~ No matter how many houses we stage, I am always amazed the difference staging makes!

Amy ~ Thanks - very kind of you to say.

Melody ~ Appreciate your comments.  Staging is even more important when there is competition on the same block!

It looks like you tooks what appears to be some very odd shaped rooms and made the placement of furniture work.
