Apartment Staging Works! Vacant for 7 Months - Rented 1st Day After Staging

As I've blogged about before, home staging isn't only for properties that are being sold.  Staging works for all types of properties.  We've had a 2 bedroom model unit staged at a large apartment complex marketed to the 55+ demographic.  All the units have been rented and we were asked to move our staging to a 3 bedroom unit.  They had been unsuccessful in renting this newly remodeled vacant unit for 7 months.

Last Saturday we moved our staging out of the 2 bedroom model and did a new staging design for the 3 bedroom unit.  We used most of the furnishings that were in the 2 bedroom model, and enhanced the design with some additional pieces.  The unit rented on Sunday.  That is only one day after staging!  And the apartment had been vacant for 7 months without an offer.

Don't be fooled by thinking that staging is a luxury expense only for homes in a certain price range that are for sale.  Staging is a sound investment that can help potential renters see how they can live in a unit, just like potential buyers looking at a home purchase.  Staging lets potential renters envision a lifestyle that they can have.  Staging is not just for sellers anymore!

Here are a few of the Before and After photos:

Spacious Living Room with a great view.  Potential renters weren't sure how to configure this large space.

The oversized Dining Room is the first thing you see when you walk in the apartment.  It is so overwhelming - it almost looked like the ballroom!  We used a large rug to cover some of the tile and a substantial dining room table with 6 chairs to make it feel more inviting.

The kitchen was beautifully remodeled and just needed some special touches.

Once a sophisticated bed was brought into the Master Bedroom it felt like the retreat someone would want to come home to.

The Master Bathroom was small and dark, but with some nice accessories and art, it felt much warmer.

What a difference - the after photos show a space that is welcoming.  I like the balance of colour in the rooms.  The eye flows nicely around the room and drawing attention to the beautiful views out the large windows.

David,

Congratulations! What a beautiful transformation, it's no wonder it rented the first day after being staged. Time and time again professional home stagers will change the way homes, apartments and commercial real estate is sold!

Keep up  the good work.  It's great when you can take the furniture straight to the next job.  Hopefully this one will rent just as quick

Wow, David.  With your staging, who wouldn't want to live there!  I'll bet they asked if they could purchase the furniture.  It's just perfect for this space.

Susan ~ Thanks.  We wanted to feature the windows, but still use the space in front of them.

Michelle ~ You're right that our job is to change the way home are sold and unit are rented.  Hopefully more and more people will be sold on the idea!

Virginia ~ It is nice to be able to move from one job to the next.  We are hoping they finish remodeling the next 3 bedroom so we can move the staging there.  Not sure yet...

Kathy ~ Thank you!  It is so nice of you to feature our work again.

Wendy ~ It's just as important for an apartment to be welcoming as a house that's for sale.

Shelley ~ It was a surprise that it rented so quickly, but we are thrilled!

Kate ~ Thanks for your kind words!

Diana ~ I wouldn't have minded moving in myself - it's a great unit!

Kim ~ It's great that furnishings can be used in different ways in different homes to achieve unique results.

Sharon ~ It's great that things sell - but at the same time we always need more projects to keep us going.  The never ending dilemma...

Wonderful job David!  The staging is amazing and so is the apartment - I think I would like to move in!

Hi David,

I totally agree and the good thing about staging and getting professional photos for your rental it you only have to do it once. The minute you know your are going to have a vacancy you just post the pictures on Craigslist and get your new tenant lined up.

Congrats! We have done some projects like this and the rental companies are thrilled with the results- it is all about marketing a space whether for sale or rental. I love your color pallate. Very elegant and clean. Great job I can see why it rented so soon. KH

David- Congrats on a beautiful job.  I like the fact that what you did doesn't look like a "canned" staging  project.  It's elegant and comfortable at the same time.

Sheila ~ Sorry, it's already been rented =)  Thanks!

Susan ~ While it's true that once a unit is staged the pictures will bring the clients in, but having the staging in the unit, if possible, is preferred.  There is just no comparison between the feel and connection that a client gets upon entering a professionally staged unit versus one that is vacant.

Kate ~ Thanks for your nice feedback.  Hopefully more rental companies will see that the investment is worth it!

Kathy ~ Appreciate your comments.  We always strive for a unique design with each property that isn't a "canned" package sort of look.

David ~ Amazing work on such a blank slate. The dark woods, greenery and splash of orange show so wonderful on the neutral wall and floors.

David -- How warm and welcoming this apartment feels.  I hope the renters took photos so they will be able to mimic the staging and retain the ambience.

Monique ~ Glad you liked the colors - orange is one of our favorite accent colors to use.

Margaret ~ Thanks!

Judy ~ It would be fun to go back to a house months after we remove the staging to see what the new owners have done =)
