Yesterday Synergy Staging staged a beautiful home in Laurelhurst. This charming property is on a gorgeous street in a highly desirable Portland, Oregon neighborhood.
When staging most houses, certain rooms tend to present unique challenges due to either layout, color, architecture, or style. As a result, and to ensure our clients end up with the best results, we often bring several furnishing options to each staging project. As much prep work as you do off site, there is nothing quite like working with the furnishings in the actual space.
In this house we had several different staging plans for the spacious 2nd level master suite. This room had an area for the bed, a small nook, a row of built in seating under the windows and a large walk in closet. There was quite a bit of space in the middle of the room so we had several options to consider. We ended up staging a sitting area instead of the typical dresser and mirror scenario. This arrangement uses the space between the bed area and the window seating, making the room feel interesting and cozy, at the same time showing a potential buyer how they might utilize the space.


We staged the nook opposite the sitting area with a desk and chair. Although we had measured the space, it was possible that the furniture would look too cramped. In that case we would have moved the sitting area to this nook. The desk ended up working well in the nook and the sitting area now draws potential buyers focus to the lovely window views.
It turned out that our original plan worked, but we had several different chair options as well as a dresser in case the desk didn't feel right. This also impacted the amount of decor and art we brought based on the ultimate staging solution.
So do you bring one plan - hoping all goes well - or options that allow you design the space just right? While it takes more time, additional loading and unloading, the end results make it worth it for our clients.

I think you did a great job! You made a great use of the space and rearranging those green pillows made a tremendous difference. I usually change my mind about three times before I get it right - so I usually pack everything but the kitchen sink? LOL! Hope this sells quickly - it is beautiful!
What great staging examples that vacant doesn't make it! I love that blowup bed in the before photo showing that it is not all about a bed, but staging is what makes heads turyn.

David: GREAT JOB!!! We always have options: either we have a back-up plan at the warehouse, or if we have extra room in the truck, we bring options. I think we all have been in the positon where we have a plan in our head, then when you get to the job, the job takes on a life of it's own. You really need to listen to the house and what it wants: every house seems to have a personality and when you can stage to meet that personality, you get FABULOUS RESULTS!!!

The room turned out beautiful David! Seems I have a game plan in mind, but like a few options too. I especially like to have "art" options. :)
I used to pack several options, but realized I was just bringing way too much stuff & got tired of hauling it all back down again. I now force myself to spend more time up front in my warehouse planning it out with the photos so that I bring the right amount. This requires a lot of self discipline and took me quite awhile to get good at it. I only bring options when I'm really stuck and can't make up my mind before hand. I also leave my "plan B" items in the truck until I see if I really need them. It's funny, but even though I do have to set things up a little differently from my original layout, I still seem to have enough things and it all works out.
David- You did a wonderful staging job. But I agree with Pangaea, I spend a lot of time with photos and floor plans to make sure I bring just what I need for each room. Many times I have only 1 day to stage an entire home and I need to have every inch planed out before hand to meet my deadline. A lot of times there is just no more room left in the van to fit another thing.
Michele ~ It's wise to have a game plan in mind or else... Art options are always a great idea!
Pangaea ~ We also leave our back-up options in the truck becuase if they're not needed why unload and load it! It's nice to know they are in there in case they are needed. There is a fine line between bringing too much and just the right amount! Thanks for stopping by.
Barbara ~ We try to plan as best we can as well - but sometimes there are certain rooms that need a back-up plan. Fortunately we have a large box truck, so we have a bit of flexibility in the amount of furnishings we can bring.
David - I'm with you - I always bring options and it is worth hauling items back and forth to make sure we achieve the right look! Beautiful work as always -- your efforts show!
Love the desk in the nook, very inviting. I also bring a couple of options when not quite sure how a certain room will turn out just in case. Usually the first option works but sometimes it just needs a little tweaking with that extra piece that you thought to bring.
